EPC

An Energy Performance Certificate (EPC) is a compulsory document required by anyone before selling or letting out a property. An EPC measures the energy efficiency of a property using a scale from A to G as shown on a rating graph. The higher the rating, the more energy efficient the property is. Two ratings are usually shown, being the current rating and the potential rating. The current rating is based on the services of the property as well as the actual building itself. A recommendation report is also included to show measures that may be taken to improve the efficiency of the building to bring it to the potential rating on the graph.

 

An EPC must be carried out by an accredited energy assessor who will by arrangement, and for a fee, call and inspect the property and prepare a report. An EPC report is valid for 10 years, but updating certain services or parts of the building where improvement or upgrade has been made during that time span could result in a higher EPC rating; it would therefore be important to have the property reassessed before marketing would commence.
